Surprise Professional Plaza Reaches 100% Occupancy

Menlo Group successfully negotiated multiple transactions to fill Surprise Professional Plaza, located at 15331 W. Bell Rd. in Surprise, Ariz.

Tempe, AZ, August 24, 2021–Menlo Group Commercial Real Estate is excited to announce that Surprise Professional Plaza has reached 100 percent occupancy. The full-service commercial real estate brokerage successfully completed nearly 30 sale and lease transactions to fill the three-story, multi-tenant office and medical property.

In 2015, owners of the office complex first approached Menlo Group Advisors Rich Andrus, MBA, CCIM, and Stuart Milne, CCIM, about listing the property. At the time, the space only had two tenants.

Andrus and Milne worked with the owners to create a strategy to turn the building into condominiums. They enlisted the assistance of Adam Baugh and his team at Withey Morris to successfully complete the zoning and re-platting process in early 2018.

With condos in place, the owners could take advantage of the high demand for owner/user product in the area. This approach also enabled Menlo Group to lease spaces and then sell them as investment opportunities.
