What to Expect During a Property Walkthrough with Your Commercial Property Manager

When you hire a commercial property management company, one of the first steps your property manager will take is to conduct a thorough walkthrough of your building. Your property manager will also conduct regular inspections to identify potential issues, ensure the property meets your expectations, and help guide your decision making. Here is what to expect during a property walkthrough with your commercial property manager.

1. Preparation

Schedule a time to meet your property manager onsite. Bring tools such as a checklist, notepad and camera to document any concerns. Having a plan for the walkthrough ensures you address key areas effectively.

2. Exterior Inspection

Your property manager will check the building’s exterior for cracks, structural issues and roof damage. They will also look over your landscaping, parking areas and gutters to ensure they are functioning properly. Finally, they will inspect walkways and check for signs of poor drainage.

3. Interior Inspection

You and your property manager will then head inside to examine windows and doors for security and functionality. The walls, ceilings and floors will be inspected for any damage or cracks. Your manager will assess the lighting, flooring and overall cleanliness of the space. They will also review your property’s electrical systems, including outlets and light fixtures, and ensure emergency systems are in place. The HVAC system will be tested and the plumbing will be inspected for leaks or water pressure issues. 

4. Safety and Compliance

To ensure safety and compliance, your commercial property manager will confirm that smoke detectors, fire extinguishers and security systems are functioning. They will also review ADA compliance, ensuring ramps, accessible facilities and handrails meet regulations.

5. Tenant Spaces

Your property manager will request and schedule access to your tenants’ spaces to check for cleanliness and maintenance needs. This interaction enables your tenants to build trust with your manager and discuss any concerns. In conjunction with these meetings, your property manager will review the leases and maintenance records for each tenant.

6. Determine Next Steps

After the walkthrough, discuss with your property manager any areas needing attention. Your manager can help you identify potential repairs, costs and timelines. In some cases, further professional inspections may be needed to assess deeper issues.
