Menlo Group represented both the seller and buyer of 4540 E. Baseline Rd., Bldg. 8, in Mesa, Ariz.

Tempe, AZ–December 28, 2022–Menlo Group Commercial Real Estate recently negotiated the sale of a licensed surgery center in Mesa, Ariz. The medical office building, located at 4540 E. Baseline Rd., Bldg. 8, sold for $2.5 million.

Built in 2001, the licensed surgery center is 4,402 sq. ft. and includes a Class C operating room, pre-op and recovery rooms, exam rooms, and administrative offices. Other features include an onsite emergency generator, medical gas and operating room air filtration.

The property is located within Greenfield Medical Plaza, a condominium project near the corner of Baseline Rd. and Greenfield Rd. in Mesa. The site has convenient access to the Banner Gateway Medical Center and Banner Baywood Medical Center. 

The seller, Aspen Glade, LLC, was represented by Menlo Group Advisors Rich Andrus, MBA, CCIM, SIOR, and Steve Berghoff, CCIM, SIOR. The buyer, Canyon Pain and Spine, PLLC, was represented by Menlo Group President Tanner Milne, MBA, CCIM, SIOR.
